Leasing — 100% of 1st Month

Tenant Placement

We advertise your property, conduct showings, run a thorough background and credit check, verify income, prepare the lease, and collect the security deposit and first month's rent. You get a qualified tenant, ready to move in.

Maintenance — 20% Coordination Fee

Repairs & Maintenance Coordination

We source quotes from our vetted vendor network, coordinate scheduling, collect a 50% deposit before work begins, and document everything with before and after photos. You approve, we handle the rest.

Inspection — $600

Full Property Inspection

Photo documentation of every room — all bedrooms, bathrooms, kitchen, living areas, garage, and full exterior front, back, and sides. A/C filter, under-sink check, and water heater included.

Renewal — $800

Lease Renewal

Full property inspection with photos included, plus new lease preparation and execution. We handle the renewal process from inspection through signing so you don't have to think about it.

Eviction Coordination — $1,000

Eviction Expert Coordination

We don't handle evictions directly — we coordinate with licensed eviction experts on your behalf, manage the timeline, and ensure everything moves forward correctly. You stay hands-off through a difficult process.

Notice — $75

Notice Posting

Official notice preparation and posting in compliance with Florida landlord-tenant law. Fast turnaround to protect your legal standing and keep timelines on track.
